2023 Commercial Real Estate Report

While caution characterized investment activity in the first three months of 2023, sentiment is shifting in Canada’s commercial sector. Positive indicators have emerged, led by rising demand and the re-entry of major players to the market, suggesting a significant upswing in demand may be in the cards for the back half of the year.

National Market Trends

  • Industrial Real Estate: Industrial real estate continued to outperform almost every other asset class, with all markets reporting strong sales and lease activity.
  • Vacant Land Sales: Land sales remain solid, despite higher interest rates and construction costs, with acreage zoned industrial, multi-family and retail most sought-after in major Canadian centres.
  • Retail Real Estate: Retail real estate activity continues to be surprisingly robust, given the growth of online sales in recent years, with almost 92 per cent of markets (11/12) reporting solid activity in retail nodes and shopping centres.
  • Office Sector: The office sector continues to struggle in markets across the country as employers wrestle with hybrid work models, particularly in the downtown core.
  • Commercial Conversions: Repurposing of commercial office space to residential planned or underway in major Canadian centres hold key to healthy, vibrant downtown cores, with 50 per cent of markets (6/12) surveyed reporting conversion activity in this growing segment.

Buildout Marketing – RE/MAX Commercial

The “Listing” suite of tools provides services such as property syndication, lead management, listing websites, document sharing and social media. The “Marketing” platform includes an email feature, site plans, comps, offering memorandums and agreements, and grids data designer.

  • Put commercial listings onto Buildout.com
    • All Com and ComRes have a free account through their @remax.net email address (just use that email address and select “change my password” to get your account established)
    • If you would like to set up a Buildout account and not designated as COM or COMRES (or you just recently changed your designation), please complete the attached form. You MUST use your remax.net email address for your account. Once completed, please send it to productsupport@remax.com. Admins can also have Buildout access
    • Use Buildout’s Marketing Resources and Tools for your commercial listings (flyers, presentations, offering memorandums, agreements, email blasts, etc.)
    • Input your Commercial Listings which will then feed directly to our remaxcommercial.com website as “Exclusive Listings” and will be syndicated out to other CRE platforms of which you choose.

Treat Accessibly

In 2018, RE/MAX in Canada partnered with the grassroots movement Accessible Trick or Treating to help them drive household awareness for their cause –  make trick or treating possible for all children and adults with disabilities, by removing barriers that make getting candy difficult for those with accessibility challenges (e.g. staircases, steep or long driveways, strobe lights or loud noises, crowded front entrances, narrow pathways, etc). When a homeowner puts the Accessible Trick or Treating® sign on their lawn, they are making a commitment to make their property accessible to everybody on Halloween.

Climate Change

Unlocking the Future, Chapter Two found the impact of climate change on current and future homeowners is already being felt through displacement due to catastrophic events, higher insurance premiums and compromised liveability. The estimated trend of the overall costs of catastrophic losses has increased from approximately $1 billion in 2005 to almost $2.5 billion in 2021 and continues to be on an upward trajectory. With that, RE/MAX Canada collaborated with Kathryn Bakos, Director of Climate Finance and Science at the Intact Centre on Climate Adaptation and Dr. Mike Moffatt, Senior Director of Policy and Innovation at Smart Prosperity Institute, to examines climate scenarios such as floods, wildfires and severe storm events and their impact on the housing market. Chapter two concludes that both climate mitigation and adaptation measures are integral to improving housing affordability, as well as liveability, and should be integrated into a national housing strategy over the next five years.

  • Climate change mitigation and adaptation measures must both be integrated into national housing strategies.
  • The immediate need to fund and invest in the restoration and modernization of Canada’s green infrastructure, such as wetlands, grasslands and brown infrastructure, including sewage systems, among other initiatives, must become a priority for all levels of government.
  • To protect real estate from the disruption of climate change, new levels of transparency in buying and selling homes should be considered by key stakeholders specifically as it relates to the property’s climatic risk.
